Age
No persons under the age 18 can make a booking with Hidden Highland Retreats.
Availability
Your booking is made on the understanding that the cottage will be available to you on the dates selected. If for any reason due to circumstances out-with Hidden Highland Retreats control, the cottage is not available, we may be unable to provide you with an alternative cottage. In this unlikely event, your deposit and balance will be refunded in full. You will have no further claim against Hidden Highland Retreats.
Payment
A non-refundable deposit of 25% is payable at the time of booking to the owner of the cottage. The full non-refundable balance is due 8 weeks before your arrival date. If a booking is made less than 8 weeks in advance the full balance must be paid. Hidden Highland Retreats is acting as the booking agent of the owners of cottages.
Care / Damage / Misuse
You agree to keep the cottage tidy and clean and agree to leave it in a similar condition as when you arrived. Any excessive cleaning charges will be passed onto guests. Any damage to the property or its furniture, fixtures and fittings internally and externally, will be charged for at your departure. Any misuse of the sauna or BBQ may incur extra cleaning/ maintenance charges. All cottages are thoroughly checked each changeover, we reserve the right to charge a fee for any damages or missing items.
Please do not plug into the lodge electrics for electric car charging, this is strictly prohibited and could void the insurance of the property. Guests would be liable for any damage and additional costs incurred.
Cancellations
By making your booking you enter into a legal contract and your deposit and full balance once it is paid is non-refundable. We strongly advise that you take out holiday / travel insurance cover to cover cancellation expenses.
Occupancy
Only those persons listed on the booking form may occupy the accommodation.
Check in/Check out
Check in time is 4.00pm and check out time is 9:30am. We can sometimes extend these times, but any such agreement must be made ahead of time.
Pets
Pets are welcome in all Hidden Highland Retreat cottages. They must be healthy, fully house trained and kept under control at all times. Under no circumstances are pets allowed on the beds, bedding or furniture and should not be left unattended. All fouling should be cleaned up after your pet. We charge a £25 per pet per stay fee, however if excessive cleaning is required we reserve the right to pass these charges onto you.
Personal Effects
No responsibility is accepted for the loss or damage to any personal property of guests left in the accommodation. Vehicles, their accessories and contents are left at owners risk. We recommend that adequate insurance is acquired prior to arrival.
Postage and packaging to return any forgotten belongings will be charged. Any property not claimed within a month of your departure will be disposed of.
Accidents
We accept no responsibility for any injury or death however caused. All guests are advised to have adequate property and personal insurance in place prior to arrival.
Noise
Please consider other nearby properties and wildlife you may have and do not cause excessive noise disturbance at any time, especially between the hours of 11:00pm and 8:00am.
Accommodation
If for any reason you deem your accommodation or any part of it to be unsatisfactory please notify Hidden Highland Retreat immediately so that appropriate action can be taken. Subsequent claims will not be accepted.
Delays and Adverse Weather
Where there are travel disruptions due to bad weather or any form of industrial action, Hidden Highland Retreats cannot be held responsible for non-arrivals. We recommend that adequate travel insurance is taken out prior to arrival.
Facilities
Facilities are reserved strictly for the use of the parties listed on the booking. Guest’s visitors may only use the facilities with prior approval from the owner or property managers.
If a situation arises over which the owner or their property managers have no control it may be necessary to alter or remove facilities without prior notification. No compensation will be paid in such instances. Facilities may be withdrawn as a result of misuse or failure to comply with the rules and procedures.
Rent Act
The booking agreement confers a right to occupy the accommodation for the period agreed for holiday purposes only. Therefore the terms of the Rent Act are excluded.
Smoking
Smoking is not permitted in any of the Hidden Highland Retreat cottages.
Access
The owners and their property managers reserve the right to enter the property at any time without prior notice.
Assistance
Please notify Hidden Highland Retreats immediately if something is not working or if you need assistance with anything in the cottage so that we can put it right for you. Please do not wait until the end of your stay.
Privacy Policy
All data is collected and stored in accordance with the General Data Protection Regulation.
