Loch an Eilein Cottage Terms and Conditions

Thank you for choosing to book with us - we hope you will enjoy your stay. The following terms and conditions apply to your booking. They form the terms of a legally binding contract between you as the guest and Strathspey Holiday Letting. Please read the following conditions of let carefully, and ask for an explanation of any point that may be unclear to you.

General

The property is owned by Strathspey Holiday Letting, Rothiemurchus Estate Office, Inverdruie, Aviemore PH22 1QH, here referred to as “the owner”. The property is managed by a team working on behalf of the owner, referred to as “the operations team”.

Prices

The price of the accommodation includes the following:
 Linen, hot water, central heating and electricity. If VAT rates change, Strathspey Holiday Letting reserves the right to amend prices accordingly.

Towels and Linen

All bed linen, towels and kitchen towels are supplied.

Facilities

All facilities at the cottage are strictly reserved for the use of our guests. Guests’ visitors may use the facilities only with the specific approval of Strathspey Holiday Letting. Any of the on-site facilities may be withdrawn from use in the event of any circumstances which deem the facilities unsafe or present any risk to health and safety. The facilities will be withdrawn in the event of any misuse or failure to comply with rules and procedures.

Pets

Well-behaved pets are permitted by prior arrangement in Loch an Eilein Cottage at an additional cost of £25 per pet/per break. We generally accept a maximum of 2 dogs per booking unless otherwise agreed. As dogs can cause a nuisance to people without them, we ask you to keep your pet under control at all times. Pets must not be left unattended in your accommodation and are not allowed on furniture or in the bedroom. All dog waste must be collected immediately, double bagged and deposited in the outside litterbin. Remember to bring plastic bags for this purpose with you. Dogs are only permitted with the prior written consent of the owner. The Owner cannot accept responsibility for their safety. Any fouling of lawns, paths or outside surfaces shall be cleared up without delay, by the Guest. Failure to do this will result in additional charges being. Any fouling of internal areas shall be professionally cleaned and the cost borne by the Guest. Any accidents must be notified to the operations team immediately.

Smoking

Smoking is not permitted in Loch an Eilein Cottage.

Deposit

A deposit (see tariff) is payable on booking. The deposit is returnable if the booking is unable to be accepted. The balance of the holiday cost is payable 56 days prior to the holiday commencement date. If the reservation is made less than 56 days in advance of the holiday commencement date, the full holiday cost is payable on booking. Please note that bookings from persons under 18 years of age cannot be accepted.

Bookings

All online bookings are provisional until confirmed in writing by email. When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing. Bookings made by telephone will be held for five working days pending receipt of a completed and signed Booking Form and the deposit/holiday payment. Bookings made by telephone using our credit facilities can be confirmed immediately. The number of persons occupying the cottage must not exceed the number booked. Strathspey Holiday Letting reserves the right to refuse entry to the entire party if this condition is not observed. We hope that Loch an Eilein Cottage will provide a peaceful and relaxing holiday. Loch an Eilein Cottage’s management reserve the right to decline accommodation to, or expel, any occupier or visitor for conduct, which in the opinion of the management, is detrimental to the property or to the comfort of guests. The management reserves the right to access at all times.

Cancellation and Insurance

By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.
 If we do succeed in re-letting the Cottage, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £25 administration fee
. Please note that your deposit is not refundable under any circumstances. We advise that you take out separate holiday cancellation insurance to cover this cost.

Non-availability of Accommodation and restrictions on travel due to Covid-19

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control, including national or regional restrictions on travel or accommodation due to Covid-19. In this circumstance, we would refund all monies paid by you for the holiday.

Our liability would not extend beyond this refund.
 The Owner cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, heating, electrical services or exceptional weather.

Arrival

Your accommodation will be available to you from 4.30pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your accommodation.
Weekly lets commence on Fridays. Short breaks, unless otherwise agreed, commence on Fridays and Mondays. Entry to Loch an Eilein Cottage will be with a key which is retained in a security box on the site. This will be accessible via a security code which will be sent to you prior to arrival.

Late arrival procedure

Please ensure that you contact us to let us know if you will be arriving late.

Adverse Weather

No liability can be accepted should adverse weather conditions delay your travel plans.

Departure

Please be ready to leave the accommodation by 0930am on the day of departure, unless otherwise arranged. (We have a limited time to prepare the property for the next guests and you are asked to respect this).

Customer Service

Please let us know straight away if there is something not working in Loch an Eilein Cottage or if there is anything we can do to make your stay more comfortable – do not wait until you leave to tell us. This means we can fix and/or put something right straight away.

Damages and Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may charge your Debit/Credit card or send you an invoice for repair or making good if the damage or breakage is significant. You are expected to leave the accommodation and its contents in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. You are legally bound to reimburse Loch an Eilein Cottage for replacement, repair or extra cleaning costs on demand.

Strathspey Holiday Letting’s Duty of Care

In the rare event of a breakdown in a particular service or item a repair/replacement shall be found/fitted within 48 hours where possible.
 Strathspey Holiday Letting cannot be held liable for any loss arising from loss of use of the service/item within the specified time limit.

Liability

The guest or member of his/her party cannot hold Strathspey Holiday Letting responsible for injury sustained or the loss or damage to any belongings during their stay at Loch an Eilein Cottage. The proprietors accept no liability for accident, injury, loss or damage sustained by any residents, their family, visitors, animals, vehicles or personal effects however caused, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. You must take all necessary steps to protect and safeguard your personal property. Lost Property: There is a minimum of £5 + postage charge to post any items that you have left behind. Please ensure everything is taken home with you.

Usage
Loch an Eilein Cottage must not be used for parties, weddings or commercial filming without prior written agreement. A Fee may be payable if the property is being used for any other reason than for a holiday.

The Owner and the operations team may require reasonable access to the property at all times without notice, for maintenance and supervision. Every reasonable effort will be made to give reasonable notice if this is required.

Usage

The property must not be used for parties, weddings or commercial filming without prior written agreement. A Fee may be payable if the property is being used for any other reason than for a holiday.

Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant. You are expected to leave the accommodation and its contents in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. You are legally bound to reimburse the owner for replacement, repair or extra cleaning costs on demand.

Our Duty of Care

In the rare event of a breakdown in a particular service or item a repair/replacement shall be found/fitted within 48 hours where possible. The owner cannot be held liable for any loss arising from loss of use of the service/item within the specified time limit.

Liability

The guest or member of his/her party cannot hold the owner responsible for injury sustained or the loss or damage to any belongings during their stay at Cairn Valley. The owner accepts no liability for accident, injury, loss or damage sustained by any residents, their family, visitors, animals, vehicles or personal effects however caused, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. You must take all necessary steps to protect and safeguard your personal property. The property must be locked at all times when you leave.

Lost Property

There is a minimum of £5 + postage charge to post any items that you have left behind. Please ensure everything is taken home with you.

Access to property

The Owner and the operations team may require reasonable access to the property at all times without notice, for maintenance and supervision. Every reasonable effort will be made to give reasonable notice if this is required.

Usage

Cairn Valley must not be used for parties, weddings or commercial filming without prior written agreement. A Fee may be payable if the property is being used for any other reason than for a holiday.

Privacy Policy

Any data collected during the course of your booking will be stored on our computer(s) and SuperControl secure booking system. Only with your permission (if you submit your details via our form on our website and/or if you indicate this during booking) we may from time to time contact you about promotions and offers. We will not share your details with any third party.
